Location: Manhattan , New York

Lead Engineer: Utility Programs & Metering

Completion Date: Ongoing September, 2003

Total Square Footage: 564,892

625 Madison is a 19-story commercial real estate building. The building is comprised of over 35 tenants. McClave Engineering , working through Utility Programs and Metering provided the design engineering for the new electrical sub metering system for the building. The project included field investigating for all of the existing conditions and meters, as well as designing a state of the art metering and data collection system. In total, 46 meters were involved and brought back to a central point of data collection, then connected to the internet for revenue billing back to the tenants.

The building existed for approximately 100 years without any as-built electrical plans. The lack of documentation presented a unique challenge when attempting to design a new metering program. This dilemma required McClave Engineering’s field experience to work through the problem systematically and create as-builts for the owner’s future use.
